DWELLING POLICY for 1 - 4 family unit
dwellings that are either owner or tenant occupied
structures. Perils covered are Fire or Lightning and
Internal Explosion. Unless endorsed with the DP 400
Replacement Cost Endorsement, the policy is an Actual
Cash Value policy. Dwelling Policy For an additional
premium, Extended Coverage (windstorm, hail, explosion,
riot or civil commotion, aircraft, vehicles, smoke, and
volcanic eruption) and Vandalism or Malicious Mischief
may be added to the policy.
THE DESCRIPTION OF
COVERAGES BELOW ARE INTENDED AS AN OVERVIEW OF AVAILABLE

CONDITIONS AND EXCLUSIONS. Coverages Available Coverage
A - Dwelling – Covers damage to the Dwelling
caused by covered perils. Up to 10% of the limit of
liability may be used to cover loss to Other Structures
caused by covered perils, and up to 10% of the limit of
liability may be used for loss of Fair Rental Value. In
addition, the policy covers Debris Removal. Payments
made for Other Structures, Fair Rental Value or Debris
Removal reduces the amount of monies available to
repair/replace the damaged Dwelling. Coverage
B
- Other Structures – Additional coverage may be
purchased to cover structures set apart from the
dwelling. This coverage supplements the 10% sub-limit
afforded under Coverage A - Dwelling and will not reduce
the amount available under the Coverage A limit of
liability. Coverage
C - Personal Property
–
Covers contents usual to the occupancy of the insured
dwelling. Up to 10% of the limit of liability for this
coverage may be used for covered loss to your personal
property while anywhere in the world. For renters and
condominium unit owners, up to 10% of the limit of
liability may be applied to covered loss to additions,
improvements, and alterations. Payments made for
worldwide coverage or additions, improvements, and
alterations reduces the amount of monies available to
repair/replace the damaged property. Replacement cost
coverage is not available for contents.
Coverage
D - Fair Rental Value – May be purchased in any amount
up to 20% of the Coverage A - Dwelling limit of
liability and will provide compensation for the fair
rental value of the dwelling while it is not fit to live
in due to a covered loss, whether owner or tenant
occupied. This coverage supplements the 10% sub-limit
afforded under Coverage A – Dwelling and will not reduce
the amount available under the Coverage A – Dwelling
limit of liability. DP 700 Replacement Cost – Pays to
repair or replace the damaged or destroyed building with
like or equivalent construction up to the policy’s
Coverage A – Dwelling limit of liability . Not all
dwellings will qualify for this coverage. Refer to
Replacement Cost addendum form (CFP-RCA-2) to determine
if property meets underwriting guidelines. Replacement
cost coverage is not available for contents.
DP 400 Ordinance or Law - May be purchased in any amount up to 10% of the Coverage A – Dwelling limit of liability. Provides coverage for additional reconstruction costs after a covered loss to bring the dwelling up to required residential building code standards in effect at the time of rebuilding. DP 500 Inflation Guard – Increases the Limits of Liability for Coverage A - Dwelling and, if present, Ordinance or Law Coverage, at each renewal by a percentage determined by a third party vendor to reflect inflationary changes in the cost of construction. There is no cost for this endorsement, but any increase in the amount of the Coverage A- Dwelling limit of liability or Ordinance or Law Coverage limit of liability will result in an increased premium.
If it is determined that construction costs have not increased (or have decreased ), there will be no change in the policy limits. The Fire Insurance does not guarantee the sufficiency or accuracy of any percentage increase applied, or of any coverage limits. DP 600 Plants, Shrubs and Trees - Coverage is provided for up to $250 for any one plant, shrub, or tree including landscaping and debris removal expense. DP 00 17 Radios & TV Antennas, Awnings, Canopies & Signs - Coverage for these items is provided under the Coverage A – Dwelling or Coverage B – Other Structures limit of liability as applicable, excluding the peril of Windstorm or Hail. Coverage for Windstorm or Hail can be provided in any amount desired by endorsement. DP 00 19 Improvements, Alterations & Additions – Tenants or Condominium unit owners may purchase this coverage in any amount to cover improvements, alterations and additions made to the described location.
This endorsement supplements the 10% sub-limit afforded under Coverage C – Contents and will not reduce the amount available under the Coverage C limit of liability. Tenants or condominium unit owners may apply up to 10% of the Coverage C limit for improvements, alterations and additions made to the described location. DP 00 31 Deductibles - Every Dwelling policy has a deductible to be applied once per covered loss. The standard deductible is $250. Other deductibles available are: $100; $500; $1,000; $2,500; $5,000; $7,500; and $10,000. Earthquake Coverage - Available through the California Earthquake Authority (CEA) and written in conjunction with our Dwelling policy. Building coverage applies to the main dwelling only, and limits must match the Fire Insurance building limit. Optional coverage limits are available for personal property and loss of use. A COMMERCIAL POLICY is
used for buildings with 5 or more habitational units
(i.e. apartment buildings), retail mercantile,
manufacturing risks, office buildings, and residential
or commercial buildings under construction (COC).
Covered Causes of Loss are fire, lightning, and
explosion. Unless endorsed with the CP 100 Replacement
Cost endorsement, the policy is an Actual Cash Value
policy.
Commercial Policy For an additional premium,
Extended Coverage (windstorm, hail, riot or civil
commotion, aircraft, vehicles, smoke, sinkhole collapse,
and volcanic eruption), Vandalism, and Sprinkler Leakage
coverage may be added to the policy.

Coverage is limited to the basic perils offered by the Fire Insurance at the premises where the construction/reconstruction work is being performed. Various underwriting guidelines relative to policy warranties may apply to this coverage, depending on the amount of coverage requested. Additional CoveragesDebris Removal – Provides up to 25% of the amount paid for direct physical loss or damage to covered property.Preservation of Property – If it is necessary to move covered property from the described premises to preserve it from loss or damage from a covered cause of loss, we will pay for loss to that property while it is being moved or temporarily stored elsewhere, but only if the loss or damage occurs within 10 days after the property is first moved.
Fire Department Service Charge – Up to $1,000 for fire department service charges contracted prior to loss or required by local ordinance. Pollutant Clean Up & Removal – Up to $10,000 for expenses to extract pollutants from land or water at the described premises if the discharge, seepage, migration, release or escape is caused by a covered peril, but only if the expenses are reported to us in writing within 180 days after the covered cause of loss occurs.Deductibles - Every policy has a deductible to be applied once per covered loss.
The standard deductible is $250. Other deductibles available are: $500; $1,000; $2,500; $5,000; $7,500 (Course of Construction only); $10,000; $25,000; $50,000; and $75,000. Optional CoveragesReplacement Cost – Pays to reconstruct or replace the part of the building damaged without deduction for depreciation up to the policy’s limit of liability. Replacement Cost coverage is not available for business personal property or personal property of others. CP 100Business Income and Extra Expense – Coverage for the actual loss of business income sustained due to necessary suspension of operations during the period of restoration.
The suspension must be caused by covered loss or damage to property at the described premises. We also pay extra expenses incurred during the period of restoration to avoid or minimize the suspension of business and to continue operations. The
Businessowners Policy (BOP) is designed for small to
medium size businesses. BOP policies are structured and
priced to fill the need of a multitude of businesses
which have similar risk characteristics. The basic
concept is that small businesses of all kinds have more
in common with each other than they do with large risks
in the same kind of business.
BOP policies may
be written for eligible retail, apartment, office,
service, and processing risks and are available for
owners of buildings and tenants of retail, service, and
processing operations. In addition to the type of
business for which coverage is being sought, the
building height, area square footage, number of units
and annual gross sales are determining factors for
acceptability under the BOP program. General categories
of risks eligible for a BOP policy include:
Lessors’ Risks:
Apartment buildings (including
residential condominium associations) not exceeding six
(6) stories in height and containing no more than 60
dwelling units. Incidental office and eligible
mercantile, service or processing occupancies which do
not exceed 15,000 total square feet are permitted.
The building owner’s personal property in furnishing
the apartment building is eligible for contents
coverage.
Office buildings (including office
condominium associations) occupied principally for
office purposes, not exceeding six (6) stories in height
or 100,000 square feet. Incidental eligible mercantile
occupancies which do not exceed 15,000 square feet in
total are permitted.
Processing and Servicing
Risks:
The following requirements must be met in
order for processing, servicing, and retail risks to be
eligible for coverage under the BOP Policy:
(1)
No more than 25% of gross sales may be from off-premises
operations.
(2) The risk cannot occupy more than
15,000 square feet in total area, and
(3) The annual
gross sales per location do not exceed $1 million.

Policy Form
The Fire Insurance’s BOP Policy
package consists of three (3) standard forms of
commercial coverage (Common Policy Conditions, Standard
Property Coverage Form, and Businessowners Liability
Coverage Form) for which an indivisible package premium
is charged. The standard form includes Building coverage
and Business Personal Property on a replacement cost
basis, with an ACV (actual cash value) option for
building coverage. Business Income and Extra Expense
coverage is included on an “Actual Loss Sustained”
basis. BOP Policy
Perils covered are fire,
lightning, explosion, windstorm or hail, smoke, aircraft
or vehicles, riot or civil commotion, vandalism,
sprinkler leakage, sinkhole collapse, volcanic action,
and transportation. In addition, the liability portion
of the policy includes protection for business liability
and medical expenses.
Coverages Available
Building – Includes coverage for the building,
completed additions, permanently installed fixtures,
machinery, and equipment, outdoor fixtures and
furniture, floor coverings, and other similar property
typically used to maintain the building.
Business
Personal Property – Covers business personal property
(as defined in the policy) in or on the building or in
the open within 100 feet of the described premises.
Personal Property of Others – Covers personal
property of others in the care, custody, and control of
the insured within the described premises or within 100
feet of the described premises.
Replacement Cost
– The BOP policy is written on a replacement cost basis
for qualifying properties. Buildings 25 years or older
must have upgraded the roof, wiring, plumbing and
heating within the last 25 years to qualify. Properties
that do not qualify for replacement cost will be written
on a fair market value/actual cash value basis.
Business Liability – Includes coverage for bodily
injury, property damage, personal injury and/or
advertising injury. Coverage applies only to those
premises and operations designated in the Declarations.
Medical Expenses – Covers medical expenses for
bodily injury caused by a covered loss.
Deductibles - Every policy has a deductible to be
applied once per covered loss. The standard deductible
is $500. Other deductibles available are: $1,000 and
$2,500.
Additional Coverages
Debris
Removal – Provides up to 25% of the amount we pay for
direct physical loss or damage to the covered property.
Preservation of Property – Covers the direct
physical loss or damage to covered property while it is
being moved or temporarily stored at another location to
preserve it from loss or damage from a covered peril.
Fire Department Service Charge – Up to $1,000 of the
liability limit for fire department service charges
contracted prior to a loss or required by local
ordinance.
Pollutant Cleanup and Removal – Up to
$10,000 for expenses to extract pollutants, as defined
by the policy, from land or water at the described
premises if the release, discharge or dispersal of the
pollutants is caused by a covered peril.
Business
Income – Coverage for the actual loss of business income
sustained due to the necessary suspension of operations
caused by a covered property loss during the period of
restoration, as defined by the policy.
Extra
Expense – Provides coverage for the extra expenses
incurred to avoid or minimize the suspension of business
and to continue operations.
Coverage
Extensions
Limited coverage for the following
extensions is in addition to the limits of insurance at
no additional charge.
Personal Property at Newly
Acquired Premises – Provides up to $10,000 coverage for
up to 30 days for Business Personal Property at any
newly acquired property.
Personal Property Off
Premises – Covers Business Personal Property for up to
$1,000 while in transit or at property not owned,
leased, or operated by the insured.
Outdoor
Property – Provides coverage for fences, radio and
television antennas, signs (not attached to buildings),
plants, shrubs, and trees caused by fire, lightning,
explosion, riot or civil commotion, or aircraft damage.
Coverage is up to $1,000 with a $250 per item limit for
trees, shrubs, and plants.
Valuable Papers and
Records – Cost of Research – Provides up to $1,000
coverage to research, replace, or restore lost
information on lost or damaged valuable papers and
records (including electronic or magnetic media).
Optional Coverages
For an additional premium,
the following optional coverages may be requested
subject to meeting the necessary underwriting
requirements.
Burglary and Robbery: Maximum
limit is $15,000 or 25% of business
personal
property, whichever is less.
Money and
Securities: $5,000 on Premises
$2,000 off Premises
COURSE OF CONSTRUCTIONA COMMERCIAL POLICY is used
